Ruined historic resort near Dubrovnik to become unique tourist complex

The ruined complex in Kupari located six kilometres from Dubrovnik’s Old Town is set for a big makeover. 

The project plans to reconstruct five historic hotels into a unique tourist complex with approximately 400 beds.

Following the decision of the Municipal Council on 21 May to approve the Amendments to the Urban Development Plan “Kupari I”, the way has been paved for the next phase of the Kupari Dubrovnik Resort project – obtaining the location permit.

The architectural studio 3LHD has presented the design of the future Kupari Dubrovnik Resort on its website, Župski portal has reported.

The architectural studio 3LHD has unveiled the design for the future tourist resort on the site of the ruined complex of the former Military Facility Kupari.

The investor in the project is the company HPL from Singapore.

“The future tourist complex Kupari is located six kilometres from Dubrovnik’s Old Town. The project plans to reconstruct five historic hotels into a unique tourist complex with approximately 400 beds,” says 3LHD.

The reconstruction project will make the most of the existing buildings to ensure views of the beach and sea, with the stunning backdrop of the Croatian coastline.

Due to its location in a natural valley surrounded by dramatic slopes, which will remain untouched, the resort will offer guests privacy and a sense of security.

The existing hotel structures at the foot of the slopes on either side of the plot will be renovated to high standards, featuring a five-star hotel on one side and 32 apartments and four villas on the other.

Green roofs and large glass facades will allow the accommodation units to blend seamlessly into the natural environment. The centrally located Grand Hotel will be renovated as the focal point of the complex, with spa facilities, a specialty restaurant, and a banquet hall. Service areas and back-of-house facilities will be housed in existing buildings at the rear of the plot, keeping them separate from the heart of the complex.

All guests will have access to the beach, as well as a range of swimming pools with sunbathing areas, poolside cabanas, water sports zones, and food and drink pavilions.

The renovated sailing club/restaurant will be a focal point of the new marina, defined by a new pier structure built to protect and accommodate both large and small boats. A coastal promenade above the beach level will provide guests with easy access to the complex’s amenities.

Abundant mature greenery will create a sense of permanence and connection with nature. The plans include preserving existing trees and creating diverse gardens within the resort, as stated on the studio 3LHD website.
