Croatia records highest property price growth in EU

Croatia’s property market continues to outpace the European average, with housing prices soaring to new heights in 2024.
Housing prices, measured by the House Price Index, increased by 4.3% in the second quarter of this year compared to the January-March 2024 period.
On an annual basis, average housing prices were up by 10%.
Property prices in Croatia continue to rise above the EU and Eurozone average.
Among the countries within the Eurozone, Croatia recorded the highest annual growth rate in the April-June period, HRT reports.
Portugal was in second place behind Croatia with a growth rate of 3.9%, followed by Spain 3.6%, Bulgaria 3.4% and Italy 3.2%.
In 6th place was Denmark (3.0%) and Slovakia (3.0%), followed by Poland (2.9%), Estonia (2.8%) and Lithuania (2.8%).
The average price per square metre of newly sold flats in Croatia in the first half of 2024 was €2,377.

In Zagreb, the average price per square metre of a new flat was €2,830, which is 7.9% higher than the previous year, while in other areas it was €2,059, or 7.5% higher, according to data from the Croatian Bureau of Statistics (DZS).
The average price per square metre of new flats sold by companies and other legal entities, excluding those under the social housing programme (POS), was €2,473 in Croatia during the first half of this year, which is 6.3% higher compared to the same period last year, and 4.8% higher compared to the second half of last year.
In Zagreb, the price per square metre increased by 7.7% year-on-year to €2,835, while in other areas it rose by 6.3% to €2,177.
The average price per square metre of POS flats in the first half of this year was €1,342, marking a 2.8% increase compared to the first six months of last year.
Data from the DZS also shows that 1,838 new flats were sold in Croatia during the first half of 2024, with 792 in Zagreb and 1,046 in other areas. Of the total number of new flats sold, 148 were POS flats, while 1,690 were sold by companies and other legal entities.
