Two northern Croatian counties see house price decline

Some parts of Croatia have seen a decline in asking prices

Comparison of Trends for 2023 and 2024

A recent analysis by Njuškalo of asking prices for house sales in Croatia’s northern counties reveals a decline in two counties, while one shows significant growth.

Njuškalo compared the average asking prices per square metre for 2023 and 2024 in Koprivnica-Križevci, Krapina-Zagorje, Međimurje, and Varaždin counties.

Despite Koprivnica-Križevci recording the highest percentage increase, it remains the most affordable county in terms of asking price per square metre.

Additionally, in all four counties, houses can still be found for under €1,000 per square metre on average, provided they are not in major towns.

Koprivnica-Križevci County

Koprivnica-Križevci stands out with the highest percentage increase in house prices. The comparison shows that the average asking price rose from €612 per square metre in 2023 to €725.3 in 2024, an increase of nearly 19%.

Despite this notable rise, Koprivnica-Križevci remains the most affordable option for buyers, thanks to its relatively lower prices compared to other counties.

Krapina-Zagorje County

Krapina-Zagorje, known for its picturesque landscapes and proximity to Zagreb, has experienced a decrease in asking prices. In 2024, the average house price per square metre is €771.9, a decline of almost 2% from €786.9 the previous year.

Although this drop is modest, it is a significant signal for potential buyers seeking homes in popular rural and semi-urban areas. This price correction may spur increased interest, particularly among those looking for homes in tranquil, green surroundings yet close to the capital.

Međimurje County

Međimurje County has also seen a noticeable price increase. In 2023, the average asking price per square metre was €728.4, rising to €794.9 in 2024, marking a 9% increase.

The situation in Čakovec, the county’s capital, draws particular attention. Čakovec has recorded a 12.6% rise in prices, from €1,001.7 per square metre last year to €1,127.7 in 2024.

Varaždin County

In contrast to Međimurje and Koprivnica-Križevci, Varaždin County has seen the most pronounced decline in asking house prices. The average price per square metre has dropped by 4.9%, from €844 in 2023 to €802.8 in 2024.

This trend makes Varaždin County an attractive option for buyers considering property investment or purchasing a family home. Interestingly, even Varaždin city, traditionally commanding higher prices, has experienced a slight decrease of 0.33%, from €1,199.7 to €1,195.7 per square metre.
